As a first-time home buyer in San Diego; I quickly learned these 3 valuable lessons. 1) The market is hot and moving fast. So be ready for properties to pop up on a Wednesday or Thursday and to be off the market by the following Monday. 2) It is not the listed value of the property that matters. We reached out to Scott after our first few agent experiences simply weren't meeting our needs. Nothing egregious, they were just following what I assume is the standard protocol (i.e.) excessive follow-ups, their investment in the relationship felt based on how close or far away it was perceived we were from buying and more interest in getting a deal done (the end of the journey) as opposed to investing in our buying experience. Then we partnered with Scott! Through word-of-mouth marketing, we found Scott Gardner Real Estate. As first-time home buyers, who've already had a subpar experience, we didn't have our expectations set too high. But it wouldn't have mattered if we did. Because Scott over-exceeded every component of what I consider the good characteristics of a trusted advisor. Which is exactly what it felt like to work with him. Scott genuinely cared and quickly demonstrated his passion, knowledge, and patience. We came to him with a rough budget that ebbed and flowed based on our excitement and tentativeness of our first home purchase. We had him chasing everything from rundown properties that had a potential for investment. To stunning condos with all of the amenities. But it didn't matter to Scott. He didn't try to push or guide us one way or the other. Even though we found ourselves swaying + or - $300K. It was clear that he was not interested in the commission. In fact, he thrived on our open canvas approach to buying and actually pushed us to see more houses. "You simply can't know what you want, what you want to pay, and what neighborhood you want to live in. If you haven't done the research. And there is no better research than to get out there and see as many properties as possible!" We ended up in an amazing townhouse and secured the property at the listed price! I was shocked! Especially considering that we were outbid on the last two offers we put in. I asked Scott casually why he thought we got so lucky. After all, there was nothing wrong with the property. It was built in 2014, in great shape, and all the reports came back clean with one exception. The central air (HVAC) hadn't been used by the previous owner and "appeared" to not work based on the inspection report. That is until Scott jumped the fence, performed his own inspection, and recommended that we bring in an expert. A few extra bucks to replace some minor parts and it was as good as new! The reality of why we actually beat out the rest of the buyers on this particular home. Boiled down to one simple differentiator Scott's amazing people skills and hustle when it comes to working with the seller's agents. I know this to be true because he had us in consideration for every home we put an offer in on. We only "lost" those opportunities because we weren't ready to move that quickly, or raise our offer, etc. But we were always informed, involved in the consideration process, and put in a position to win. This is why we now have a real estate agent for life! I wouldn't even consider using anyone other than Scott.

Scott is an exceptional real estate agent and we were very pleased with the outcome in selling our house in Encinitas. We had tried to sell for four months with another agent and pulled it off the market to change realtors. Scott had the vision to show us how to make the house come back to life (after many years as a rental) and developed an aggressive marketing plan. Scott is a polished professional and is also hands-on and willing to jump in several times to assist us to address maintenance or staging issues. Scott has a great network of contractors that we benefited from to do additional maintenance and he provided economical high-quality options for us. We thought we may have to replace a sliding door and on his own initiative, Scott found a way to fix it at a very reasonable cost.
